Frasers Timber Merchants, Brentford

Brentford

Town Quay have been engaged by a private client to oversee the overall development of a well-positioned brown field site adjacent to the River Thames in the London Borough of Hounslow. After assembling an extensive team of external consultants to provide the required technical inputs, a scheme was conceived and refined over the course of 4 pre-planning applications to deliver sixty new affordable homes for the local community.

As of November 2023, a full planning application has been submitted which is in the process of being consulted upon. It is anticipated that planning permission subject to a Section 106 agreement will be granted in early/mid 2024.

During the development process Town Quay have had to manage many challenges on the site, including addressing concerns in terms of flood defence and mitigation, heritage impacts and late stage design changes to accommodate emerging policy in respect of fire safety in taller blocks, all whilst keeping the project on programme and on budget.

The Hero Of Switzerland, Lambeth

The opportunity was to increase the massing on a run-down public house within the heart of the London Borough of Lambeth. The challenge was navigating from A to B successfully. Having been engaged to manage the overall development cycle, Town Quay engaged with the various external consultants required to bring forward such a complex and challenging site, and an extensive client-side team including among others Gensler, RPS and Rok Planning, to develop and fulfil the clients brief.

After a long planning process including in depth public consultations, several pre-planning applications, a full planning application for a new public house with thirty six apartments over was submitted in April of 2019 and achieved full planning permission in September of 2019.

Following the conclusion of a detailed Section 106 agreement, Town Quay have been engaged in dispensing with all pre commencement planning conditions as well as ongoing property management including obtaining vacant possession, engaging with local community groups and pre commencement works. As of November 2023, we are fully engaged to appoint the necessary consultants to manage the detailed design of the construction phase of the project with a view to commencement of the construction phase in early 2024.

Marylebone, 75/77 Marylebone Lane

The property comprises a mid-terrace building arranged over five floors to include a basement. Having been engaged during the first period of lock down, we undertook a comprehensive review of the planning position in respect of the property and identified an opportunity to improve that which had been granted in 2019. Working with a local architect, we conceived of a new scheme that reflected the significance of the late Victorian property and the role that it plays within the Harley Street conservation area. Town Quay achieved planning for a redesigned building to create a larger more open plan restaurant across basement ground and first floor levels with three new luxury apartments above.

Town Quays’ role in the scheme has been all encompassing and having initially managed the exit of the previous tenant who had been in occupation for nearly forty years, including handling all dilapidations inhouse, we oversaw all planning matter and engaged directly with the various consultants required to complete a project of this complexity. Acting as retained project managers for the client, we have overseen every aspect of the construction phase which as of November 2023 is very close to achieving practical completion.  Given our experience in the field, we have engaged and managed the external letting consultants agreeing a pre let of the commercial element early within the build process to provide certainty for the client.

Hedge End Golf Driving Range, Hedge End, Southampton, Hampshire

The site was acquired around 20 years ago and has been home to a thriving golf driving range ever since. In recent years the site has expanded to now include a gym, café and adventure golf course. Extending to around 12.5 acres, the strategic site is located adjacent to Junction 7 of the M27, a short distance from the long-established Hedge End Retail Park.

Segensworth Business Park, Fareham, Hampshire

Segensworth Business Park is an office scheme situated immediately adjacent to Junction 9 of the M27, to the east of Southampton. The site was acquired in the early 1980’s and now comprises app. 31,000 square feet of office accommodation having been constructed by the company throughout the early/mid 1980’s.

The park has proven to be very popular since construction and now benefits from a mature and well tended environment. Ten businesses now call the estate home.

Ergo Business Park, Swindon, Wiltshire

Swindon, Wiltshire

Ergo Business Park is a mixed use estate situated within the popular Greenbridge commercial area of Swindon, Wiltshire. The site was acquired in 2005 and at that time a substantial but dated former manufacturing building was located thereon. Planning permission was obtained in 2006 for the erection of four blocks of mixed use commercial buildings totalling app. 35,000 square feet. The first phase was constructed during 2006/7, comprising 15 office, light industrial and business units.

In 2020 the decision was taken to seek planning permission for residential development on the remaining phase II land, with consent being obtained early in 2021 for twelve new houses, all open market, in six blocks. The site was sold with the benefit of the planning permission later in 2021, and all twelve houses are now constructed and occupied.

Ergo Business Park remains under the ownership of the company and has proven to be very popular with the tenants who have chosen to base their businesses there. The estate is currently fully occupied.
